Renovating a flat in Barcelona is one of the best investments you can make in your home, but the first question is always the same: how much will it cost? In this guide we give you realistic ranges and, above all, how to keep the price from spiralling.
Price per square metre
As a guide, a full renovation in Barcelona usually ranges between €400 and €900/m², depending on the finish level:
- Essential renovation (€400–550/m²): a complete update with correct, functional materials.
- Mid-range renovation (€550–700/m²): better quality, bespoke joinery and design details.
- Premium renovation (€700–900/m² or more): high-end materials, home automation and signature finishes.
For an 80 m² flat, that’s roughly €32,000 to €72,000.
What a full renovation includes
A well-planned full renovation includes demolition, masonry, plumbing, electrics, HVAC, carpentry, painting and the management of the whole project. When a quote splits items too much or leaves things “out”, that’s when overruns appear.
How to avoid surprises
The key is to work with a fixed price set by contract: the price is agreed before starting, after a technical visit, and includes the whole agreed scope. That way you know what you’ll pay from day one.
At Reformas Mopri we’ve worked this way in Barcelona for over 30 years: free visit and fixed-price quote, a single point of contact and timelines in writing. If you want a figure for your specific case, ask us for a no-obligation quote.
